Fall 2026 Market Update

The Portland metro apartment market continues to show signs of stabilization, although challenges remain for property owners and investors. According to the Fall 2026 Multifamily NW Apartment Report, metro vacancy declined from 7.3% to 6.3% over the past year, with improvements recorded in 20 of 22 submarkets. Rental rates have remained relatively flat, while the median sale price declined 6.4% year-over-year to approximately $166,000 per unit, reflecting continued pressure from elevated interest rates and rising capitalization rates. Portland's urban core has experienced the greatest decline in property values, while suburban markets have generally demonstrated greater resilience. With apartment construction slowing considerably and demand continuing to absorb existing inventory, market fundamentals appear to be improving. However, a meaningful recovery in property values will likely depend on greater stability in interest rates and renewed investor confidence. The following summary highlights key trends in vacancy, rents, sales activity, and property values across the Portland metro area and other Oregon markets.
